As from 30th June 2011, Holiday Let properties will require an Energy Performance Certificate (EPC). If there is no EPC after this deadline when letting the property, there could be a fine of around £200 for non compliance and you will not be able to let your property until the EPC has been undertaken.
What is an EPC?
An EPC rates the property's efficiency and the environmental impact it has. It is part of the European Union Directive 2002/91/EC relating to the energy performance of buildings and is essentially to encompass the impact the property has on the usage of energy.
An EPC rating is measured from an A to a G, “A” being the highest. The way to get a better energy rating is to ensure your property has the most up-to-date energy saving solutions, including cavity wall insulation; loft insulation; double glazing; energy saving light bulbs and an A rated gas boiler.
Who Can Produce an EPC?
An EPC needs to be completed by a qualified domestic energy assessor.
