Energy Performance Certificate (EPC)

What is an EPC |
|
| |
| An EPC is part of the European Union Directive 2002/91/EC relating to the energy performance of buildings. They carry ratings that compare the current energy efficiency and carbon dioxide emissions with potential figures that a property could achieve. Potential figures are calculated by estimating what the energy efficiency and carbon dioxide emissions would be if energy saving measures were put in place. |
| The rating measures the energy and carbon emission efficiency of the property using a grade from ‘A’ to ‘G’. An ‘A’ rating is the most efficient, while ‘G’ is the least efficient. The average efficiency grade to date is 'D'. Every property is measured using the same calculations, so you can compare the energy efficiency of different properties. |

Who can undertake an EPC |

An EPC has to be undertaken by qualified Level 3 Diploma Domestic Energy Assessor (DEA).
When considering a DEA, ensure that they are regulated by a professional body, this is usually called the accreditation scheme. |

The rules and regulations regarding EPCs for Landlords |

An EPC is currently needed for the following circumstances:
- Individual house/dwelling (ie. a self contained property with its own kitchen/bathroom facilities) – one EPC for the dwelling.
- Self contained flats (i.e. each behind its own front door with is own kitchen/bathroom facilities) – one EPC per flat.
- Shared flats/houses (eg. a letting of a whole flat or house to students/young professionals etc) - one
- EPC for the whole house.
- Mixed self contained and non self contained accommodation – one EPC for each self contained flat/unit but no EPC for the remainder of the property.
An EPC is not required for the following:
- A room in a hall of residence or hostel
- Bedsits (where there is a shared kitchen and/or bathroom)
- Individual room in a flat or house (e.g. where a tenant rents a room so he/she has exclusive use of his/her bedroom and shared use of the kitchen toilet and bathroom)
As from July 1st 2011 an EPC must be ordered before marketing your property for rental. The onus will be on both the Landlords and Letting Agent to commission an EPC, and there is currently, and which will stay in force, a £200 fine for non-compliance. You must have the completed EPC, ready to show potential tenants within seven days of marketing the property, however there is flexibility within the timescale and the Communities and Local Government (CLG) have proposed an absolute deadline for obtaining the complete EPC to be 21 days after marketing. |
