1 Choosing a Letting Agent
 

You can decide to go-alone and let privately, but if you want a quicker and more effective way to let your property, you need to decide on an Letting Agent.

It’s not easy to decide on an Letting Agent and you may decide to go with more than one. We advise that you look at all the services available to you from each Letting Agent in order to help you choose, but more importantly, go with the Letting Agent you feel is right for you.

Once you have selected a Letting Agent, your Letting Agent will value your property, or like Enviro Estates, help you to value your property at a fair and competitive price.

2 Requesting an EPC
 

In order to market your property for let, you need to commission an Energy Performance Certificate (EPC). This will rate your home’s energy efficiency and its impact on the environment. Your EPC will be rated from an “A to a G”, “A” being the best possible rating. If you instruct Enviro Estates, we will send one of our qualified assessors to predict your EPC rating beforehand, and then you can adjust your property in order to get the best possible rating it deserves when the real assessment is undertaken. You should also aim to receive higher than an “E” to market your property with us.

3 Presenting your property
 

Your property needs to look the part, that way you will attract more interest. Giving the right impression is imperative and first impressions are even more important. Try to keep neutral decor throughout your property and leave it with minimal clutter, this way, tenants can peruse your property by picturing themselves there.

4 Viewings
 

Viewings are essential to maximise the rental of your property. Your Letting Agent normally conducts viewings on your behalf, however you can choose to undertake viewings yourself.

Enviro Estates undertakes property viewings 7-days a week, including bank holiday’s, assuring your home receives the ultimate attention.

5 Tenants referencing
 

If a tenant is happy with the property, the next step is to get reference. It is not essential, but a reference will look at the tenant's previous credit and property history and is ultimaltely there to avoid being caught out by bad tenants.

7 Completion
 

This is the exciting bit. At this stage, your property is now let and you can sit back and relax. Make sure your tenancy agreement is signed and inventories are all done before your tenant moves in.
