We have complied a step-by-step guide to offer you information on how to get your property sold quickly and efficiently.

1 Choosing an Estate Agent
 

You can decide to go-alone and sell privately, but if you want a quicker and more effective way to sell your home, you need to decide on an Estate Agent.

It’s not easy to decide on an Estate Agent and you may decide to go with more than one. We advise that you look at all the services available to you from each Estate Agent in order to help you choose, but more importantly, go with the Estate Agent you feel is right for you.

Once you have selected an Estate Agent, your Estate Agent will value your property, or like Enviro Estates, help you to value your property at a fair and competitive price.

2 Requesting an EPC
 

In order to market your home for sale, you need to commission an Energy Performance Certificate (EPC). This will rate your home’s energy efficiency and its impact on the environment. Your EPC will be rated from an “A to a G”, “A” being the best possible rating. If you instruct Enviro Estates, we will send one of our qualified assessors to predict your EPC rating beforehand, and then you can adjust your home in order to get the best possible rating it deserves when the real assessment is undertaken. You should also aim to receive higher than an “E” to market your home with us.

3 Choosing a solicitor
 

You need to decide on a solicitor to compile the necessary documents. A conveyancing solicitor will transfer the title of property from you, the home owner to your buyer.

We can recommend a trusted conveyancing provider if you want us to do so.

4 Presenting your property
 

Your home needs to look the part, that way you will attract more interest. Giving the right impression is imperative and first impressions are even more important. Try to keep neutral decor throughout your home and leave it with minimal clutter, this way, buyers can peruse your home by picturing themselves there.

5 Viewings
 

Viewings are essential to maximise the sale your property. Your Estate Agent normally conducts viewings on your behalf, however you can choose to undertake viewings yourself.

Enviro Estates undertakes property viewings 7-days a week, including bank holiday’s, assuring your home receives the ultimate attention.

6 Recieving and accepting an offer
  All offers are subject to your approval.  When we receive an offer on your home, we will call you immediately to inform you, and if you are unavailable, then we will send you a text to say we called. Once you accept the offer, we will formally write to both parties to confirm everything
7 Completion
 

This is the exciting bit. At this stage, your property is now sold and you can sit back and relax. Usually, your solicitor will call you to inform you that the sale funds have cleared and are now in your bank account. You will also receive a congratulations gift from Enviro Estates if we have sold your property.
