What I need to sell?

You need to have one compulsory requirment for selling your home and it is highly recommended that you have a conveyancer. You may also wish to have other services to secure the sale of your home and purchase of your new home.

Energy Performance Certificate*

*This is required before you market your property.

An Energy Performance Certificate (EPC) measures your homes efficiency and ultimately its impact on the environment. An EPC document consist of six pages and it shows the buyer an estimate of the properties household bills and what energy efficient measures it has, such as loft insulation or double glazing. In order to get a high rating, it helps that your home has a few of the following:

  • Energy saving light bulbs
  • Double glazing
  • Cavity wall insulation
  • Loft insulation

Your home’s efficiency will be rated from A-G, “A” being the highest rating. Once you have commissioned your EPC, you can then start to market your home. We can deal with the commissioning of your EPC for you; however we will predict your EPC rating beforehand if you decide to sell with us.

Conveyancing

 A coneyancer will help ensure the sale of your property and the buying of your next property is all above board and legal.

If you decide to just have a sale only service, then a conveyancer will liase with your buyer's solicitor to ensure a successful sale is accomplished.

Although some people may decide to not use a conveyancer, it is highly recommended so that you buy your property knowing everything about it.

A surveyor will ensure that your property is not subjected to subsidence and that it is healthy.

When choosing a surveyor, make sure that they are regulated by the RICS (Royal Institute of Charted Surveyor’s), do not get a survey done by a person not regulated.

A surveyor will then write up a report for you on the properties health and any structural repairs that may need to be undertaken. This is a good way to make sure you protect your capital investment.
