Residential Block Management Service

Our Residential Block Management is headed up by two experienced property professionals with a combined experience of 18+years in residential property management, we have in-depth knowledge of issues affecting leaseholders, freeholders, management companies and tenants. We are always happy to help and advise our clients in every aspect of residential property management.

We work on a paperless system, most documents are scanned and held electronically which can be retrieved quickly and shared effortlessly. Our clients have a 24/7 log in to their own online portal, which we call (VIP account) to be able to access these documents as well as general accounting information. Our head office is in Altrincham so we can easily attend to all issues quickly.

Having strong experience in lease interpretation, major works administration, insurance negotiations, service charge collection & accounting, we can provide the service to fit your requirements whilst keeping costs as low as possible. Transparent Pricing

We adhere to the RICS Service Charge Residential Management Code. Any insurance commission or other sources of income arising out of the management is declared to the client in our management agreement upon instruction. We therefore agree that no commissions or handling fees will be taken without the Clients permission or knowledge.

Client Account

We have a full segregated client account and are a full member of the The Property Ombudsman meaning we comply with their strict Code of Conduct

Site Visits

We would commit to regular management visits to walk the grounds and property communal areas to monitor the condition of the assets and identify any repair or maintenance work & meeting residents/flat owners if required.

Out of hours

We have a dedicated page for out-of-office emergencies, with simple and basic instructions on what to do and who to call. We can also be contacted by email 24/7 to report maintenance and emergencies or through our online ticket system which is dealt with immediately.

Professional Standards

In order to maintain and develop our knowledge base and keep up to date with changing legislation we undertake a minimum number of 6 hour’s ‘continual professional development’ and life-long learning every year. We receive updates from professional bodies, solicitor’s newsletters and professional and trade magazines. We undertake in-house training and quality control and have regular personal development meetings to ensure our staff are achieving their full potential and providing the best customer service.

Our day to day management service includes:
  • Setting up, management and administration of all planned maintenance and service contracts
  • Provision of financial management and funds administration, including the preparation of accurate budgets and timely service charge accounts
  • Providing responsive and courteous communication and administration of all matters
  • Arranging and attending formal and informal meetings
  • Assistance with matters relating to compliance with lease provisions
  • Appointing and liaising with service contractors and monitoring performance
  • Making payments to suppliers, monthly in arrears, on receipt of properly presented invoices
  • Carrying out regular site inspections
  • Liaising with local and statutory bodies on matters of their responsibility that affect the development
  • Dealing with solicitors enquiries on lease sales

Want to take more control over your block?

If you want to take more control over the way your block is run, the residents can form a management company and take control of the day to day running of the block by instructing their own managing agent or by doing it themselves. Under the Right to Manage process residents can take control of their block and also take control on how their service charge is spent. Enviro Estates can assist with the Right to Manage process on behalf of leaseholders.

As the system is cloud based users can log in using their iPad’s, iPhone’s or computers from anywhere with a web browser.

Our platform supports both English and Traditional Chinese.

If you use our full property management service, you automatically have access to your dedicated VIP Online Account. Your VIP Online Account is accessible 24/7 and allows you to view rental statements, maintenance requests, deposit details and document access.

Enviro Estates is the first and currently only property management provider which offers a property managment online account service in both English and Chinese, aswell hosting in China ensuring our Mainland Chinese clients with UK rental properties can access their VIP Online Account even behind China's firewall.
