We have a number of close relationships with corporate investors across Hong Kong and Mainland China. Our Hong Kong and Chinese institutional investors are looking for medium to large scale real estate development projects, land investment with or without planning, permitted development schemes and wholesale acquisition projects across Manchester, Liverpool, Leeds, Birmingham and London with returns of 30% on cost and/or rental returns in excess of 7%. Our corporate investors can satisfy projects in excess of £50m
Our clients have a proven track record of investing in large scale development projects in both the UK and overseas. On average will require at least one month exclusivity which will enable us to prepare an investment proposal for our clients. We will not consider any projects that are not off-market and/or have already been actively marketed previously. We will only consider projects where we are retained by the seller or deal direct with the retained party.
In-House Investment Team: We are also interested in small scale refurbishment projects. Our add-value business model is to refurbish existing residential or conversion to residential schemes which have potential for refinance and offer long term high yielding rental returns. We are able to satisfy project values of up-to £2m. Our private investors are generally individual clients looking to either rent or buy UK property.
95% of our tenants that come through our China Desk are Chinese students looking for property to rent whilst studying at a UK univerisity. We also have clients who are professionals mainly looking to rent city centre one or two bedroom apartments.
Our clients looking to purchase can be split into Investment or Owner Occupied for either educational or relocation purposes.
Investment: Our investment clients are looking for predominantly high yielding rental property investments across major UK cities with focus on Manchester and London. There is a great emphasis on new build and off plan schemes but pre owned stock is also considered. Our private clients on average can satisfy c. £800,000
Educational: A large number of our enquiries are also for Chinese buyers looking to purchase UK property for educational purposes.
There are more first year Chinese students going to UK universities than from the whole of the EU, so UK property within convenient access to Universities has become a high demand for Chinese buyers.
Relocation: A growing number of Chinese buyers are looking for UK property for relocation from China, Hong Kong or the Far East or as a second home.
Our Chinese buyers’ main priority is a safe and secure area when looking to purchase UK property for educational purposes, followed by convenience to amenities and locality to the University or School
